The living room is the first space your guests sees when they open the door. You will need to keep in mind the size of your space when purchasing furniture.
Living Room Items:
Couch: Choose one that will fit in your space without taking up the entire room. Slipcovers are a great investment. Understand that rental units have more wear and tear than if you were to live there yourself. If you want an extra sleeping space, a pull out sofa bed is often a great idea as it will allow you to bump up your nightly rate. Choose neutral colors. Beige, tan, or gray will not age as quickly. Accent it with pillows to add colors that are more replaceable.
Armchairs can be a great addition. Rocking chairs are comfy and adds a family feel to the room.
Mount the television to the wall. This gives you more floor space and gives your place a modern feel.
Add a coffee table or a side table so that guests have somewhere to put down their drinks is a great addition (don’t forget the coasters!).
Adding an indoor/outdoor rug is a great way to add a focal point to your room and can make a big impact. Ensure you add a few pictures or paintings to add to the decor of your vacation home. Although, if you allow pets, it often makes rugs more costly to clean.

The bedrooms in your property are what keep people coming back. Comfortable beds can make all the difference, especially after long travel days. Don’t overstuff your room.
Pick a bed that is large enough for two people to sleep on in the master bedroom, yet allows for enough space to put an end table on either side of the bed. It is nice to have somewhere to put your glasses, personal items, or books.
Provide enough storage space so your guests do not have to feel like they’re living out of their suitcase. A dresser, closet with hangers, and a laundry basket are all simple, low-cost storage solutions.
One lamp on each side of the table adds a nice touch.
A television mounted opposite the bed is a nice-to-have, but not a deal breaker.
The second bedroom should have two twins, or a bunk bed if possible. It makes it easier when traveling with kids. Alternatively, if you have a sofa sleeper, a full size would work.
Pick a good mattress and comfortable pillows – it is important that your guest have a great night sleep
Dining & Kitchen
One of the big reasons people choose a rental property over a hotel is that you get a full kitchen. There are a couple of ways to go with this. If you have space, purchase a good quality dining room table that seats at least four and is easy to wipe down.
If you have a breakfast bar or kitchen island, stools are great for pictures and a nice addition to the description. It is always enjoyable to sit at the bar eating snacks while the other person cooks…and tells you not to fill up on snacks.
If your property has a patio or yard, it is well worth the investment to get a grill. At the very least, you could get a patio table and chair so that your guests can eat outside.
